With the crazy real estate market the past few years the number of licensed real estate agents in Tucson has mushroomed. Everyone wanted to make a quick buck in real estate and unfortunately many agents aren't particularly experienced and/or lack a sense of professionalism that is crucial to maintaining customer satisfaction.

1) My Education & Experience

A good realtor will be able to handle the complex paperwork process that most prospective home buyers aren't familiar with.  Why wouldn't you hire a state-licensed real estate agent who has taken a pre-licensure course?  Not only do I understand the complex procedure of real estate transactions but I will save you valuable time by scheduling home viewings and open houses around your busy schedule. 

2) Neighborhood Knowledge

Having lived in Tucson since 1998 I have an intimate knowledge of many parts of town. I can identify comparable sales and hand these facts to you in addition to pointing you in the direction where you can find more data on schools, crime or demographics. For example, you may know that a home down the street was on the market for $250,000, but an agent will know it had upgrades and sold at $215,000 after 55 days on the market and after twice falling out of escrow.

3) Market Conditions/Information

Real estate agents have access to loads of Market Condition data that can influence your homebuying decisions. Realtors such as myself will provide this information to you to help you determine how you will proceed. Data such as average per square foot cost of similar homes, median and average sales prices, average days on market and ratios of list-to-sold prices, for example, will have an impact on your decisions.

4) Professional Networking

Real estate agents network with many other professionals, some of whom provide services that you will need to buy or sell. I will be able to give you a list of dependable references and provide background information to help you make a wise selection.

5) Negotiation Skills & Confidentiality

What makes a great real estate agent is not how fast they can speed dial a client or how flashy their television advertisement is. It is their negotiating skills. Good agents are the agents who the great agents out-negotiate. I am a trained professional who will be able to use my skills to place my clients in a positive position in any transaction while at the same time maintaining the fiducary duty all agents are bound by to maintain client confidentiality.

6) Answer Questions After Closing

Closing can be a very confusing time where the client signs a seemingly endless stack of papers. When you have a question about a particular form or aren't sure exactly what that term means, I will be able to answer your questions and explain everything to you in clear, concise language. Afterwards you will probably have more questions about things you didn't seem to think about during closing which I will also be able to resolve. I don't fade away into the shadows after closing on your new home like many agents do!
