The process of buying a house can seem very scary; there is a lot of paperwork involved and a lot of vocabulary that sounds like a foreign language. A lot of people don't realize that they've got the financial resources to buy a home or may have reasons they think they should continue renting. If you do a little research, however, the home buying process will seem a little less intimidating.
A great wat to stay organized is to make a checklist as you search for, find and buy a home. By keeping on top of your game-plan you will greatly increase your chances of success and buying the home of your dreams. 1. Getting Pre-Qualified
To make yourself a serious and desireable home buyer, get qualified for a mortgage. Begin the mortgage application process by getting prequalified and preapproved from a Mortgage Lender (your Realtor should be able to assist you). Do this first. The seller will need your mortgage qualification, and if they see you are able to qualify for a loan it will significantly strengthen your offer when you find a home.
2. Hiring Michael Krotchie
Selecting a Real Estate agent is one of the most important steps in buying a new home. By hiring someone who is not experienced in real estate you run the risk of wasting your time.
3. Start House Hunting!
After discussing what you are looking for in a home I will take all of the information taken from the meeting and search the Multiple Listing Service (MLS). After entering all of the criteria you provided I will assemble a package of possible new home choices and present them to you with a brief summary of each property's location, price, and other pertinent information.
Armed with the list of prospective homes we will set up viewing appointments to give you a chance to view the property or I will escort you to open houses for the properties. This gives you a chance to see the homes for yourself and determine your level of interest.
4. Making an Offer
Congratulations! After we've found the perfect home you we will sit down and write up an offer contract. We will discuss how much you are willing to offer and I will be able to advise you on what comparable properties are selling for in the neighborhood.
5. Appraisal, Inspections & Home Warranties
One of the most important steps in the process of buying a new home are the inspections. After you have submitted your offer you will have a chance to have all the inspections done. Normally this includes exterior/interior structural components, electrical systems, plumbing systems, and heating and cooling systems. Depending what part of the country you are in you may also want to get a termite and mold inspection.
After the inspection you will receive a complete report on the findings and if any problems are uncovered the buyer (you) will need to discuss possible resolutions with the seller. It is important that you select reputable inspectors who specialize in each area and I will be able to recommend these types of inspectors to you.
6. Settlement/Closing
We've found your home, agreed on a price with the seller, had the home inspected, and now you're ready for the closing, where you will officially take ownership of the property. Welcome to the end of the home buying process—and the beginning of your homeownership journey!
7. Moving In!
The end of the road! Now you can start unpacking and settling into your new home. To ease the transition I am able to provide a list of service providers to help you during this time of transition.
